A recent trend I’d like to share is that of companies located in the Narasapura-Hoskote industrial corridor looking for branch office space in KR Puram.

This surge in demand for a branch office is probably fueled by the huge investments being made in Narasapura by Indian automotive and aerospace companies, and the arrival of some of the world’s largest companies.

For example, Apple contractor Wistron, a Taiwan-based tech giant, has acquired 43 acres of land in Narasapura, and plans to invest Rs. 1,947 crore in Bengaluru for manufacturing mobile phones, IoT devices and biotech equipment. They will attract a huge supply chain, many of whom will be looking for a branch office to house their own leadership and back office teams.

Then there’s Honda Motorcycle and Scooter India, which has its largest two-wheeler manufacturing plant in the country in Narasapura, with a capacity to produce 24 lakh two-wheelers. Honda has invested over Rs. 5,400 crore in this plant, with a massive economic impact that includes a projected 22,000 direct and indirect jobs.

They look at the location, traffic and commute, greenery, availability of affordable residential properties and gated layouts nearby, malls, supermarkets, restaurants, playgrounds, schools and colleges, hospitals, and other facilities.

You have to face it – traffic and the horrible commute is Bangalore’s biggest challenge. I was talking the other day with a global head of Cognizant, which has an office in Hyderabad. 2. Parking in KR Puram.

Our only concern is that this lovely stretch of Bangalore, with all its greenery and lakes, might soon become too popular to be like this for long.

3. Azim Hashim Premji

Azim Premji, born July 24 1945, is the Chairman of Wipro Limited. He piloted Wipro skillfully through four decades of competition and transformation into one of the world’s largest software companies.

One key reason for the company’s stellar growth and success on the global stage is a culture of ethics, which came right from the top. While competitors bent the rules to get contracts and tenders, Wipro executives selling computers had crystal clear orders to not even consider the option.

Azim Premji is now the second richest person in India, and also the one to make the largest single donation ever made in India – a $2 billion pledge for school education, to the Azim Premji Foundation that is supporting pilot progams for rural government schools, developing proofs of concept. However, based on our experience handling these events, we do know that small to medium businesses who are planning training sessions for the first time need some help in creating a structured induction program.

Most importantly, explain the limits of personal interaction with coworkers to ensure no discrimination rules are broken. Explain the labor laws that apply, and what they have to do to maintain health and safety. One of the key aspects of company culture is work hours vs performance.

How many work hours per day, and does the company expect employees to clock in for an eight-hour day starting at a specific time such as 9 a.m., and work until a set time such as 5 p.m.? Or are you expected to put in as many or as few hours as you want, on condition that the work gets done?

3. Toyota Kirloskar supply chain in Bangalore.

The Toyota Kirloskar plant in Bidadi and associated Toyota facilities and suppliers take up a sizeable part of the Bidadi Industrial Area’s automotive cluster on the outskirts of Bengaluru. Here’s a map that shows them (data from Toyota Kirloskar Suppliers Association).

As you can see from the map above, the biggest cluster is around Toyota Kirloskar’s Bidadi plant itself. But there are some more in the Peenya industrial area, and some more in the Mahadevpura-Whitefield cluster.

This last set of suppliers in the Toyota Kirloskar supply chain is what is most interesting, because they’re part of the Whitefield auto and aeronautical/aerospace clusters. Their operations, talent and component / parts / material requirements are close enough that the automotive and aeronautical industries come together in joint clusters serving both industries.

According to reports published last year, Digital India represents a $1 Trillion opportunity to grow the economy through digital transformation, with the ability to sustain 55-60 million jobs.

Cashless India framework

Core component of the Digital India programme, the Cashless India initiative was created with a vision of transforming India into “a digitally empowered society and knowledge economy.” Finance Minister Arun Jaitley has said in his budget speech that the government has a target of 2,500 crore digital transactions for this fiscal year. Total payments via digital instruments are expected to hit $500 billion by 2020.

None of the technology is new – banking cards, prepaid cards, POS machines, Internet and mobile banking, micro ATMs, etc. Were all already available for use by small businesses opting for cashless transactions. What’s relatively new are AEPS (Aadhar enabled payment system) and UPI (unified payments interface).

Under UPI, each bank is now able to provide it’s own mobile app for banking customers, under which they can combine multiple bank accounts, services, funds transfer and merchant payments.

AEPS allows online interoperable financial transaction at the Point of Sale or micro ATM, and this is what is enabling individuals and small businesses to go cashless and accept payments online and by card. The transaction can be done Aadhar to Aadhar, or as a cash withdrawal or deposit.

Cashless payment apps

Some stats about India’s cashless economy, which is still only at 5% of the total transactions.

Credit cards – 33.87 million

Debit cards – 826.3 million

PoS machines – 2.5 million

But it’s not the cards and PoS machines that are now driving the digital transactions. It’s the cashless payment apps that have seen huge surge in adoption following demonetisation.

BHIM – Bharat Interface for Money

Aadharpay – Merchant version of AEPS. Merchant simply has to download the Aadhar Pay app and connect biometric scan machine to it on their smartphone.

Paytm – Possibly India’s most popular cashless payments app, with over 280 million registered users and more than 5 million participating merchants.

Tez – Google’s payment app for businesses in India.

Rupay – Domestic card payment scheme launched by National Payments Corporation of India.

Paypal – World’s most well-known online payment system, used by over 17 million businesses.

Ikaaz – Mobile payments solution for enterprises and retail stores. Just tap and pay using your phone.

PhonePe – Flipkart group company that makes use of BHIM UPI to enable mobile payments.

There’s $1 trillion in digital growth in the works, and it’s only just beginning to flow through these apps. The real impact will be felt when small business India goes digital – when the retail stores and restaurants and markets (kirana, hotel and vegetable markets) and other daily use FMCG businesses, the plumbers and electricians and all the service providers who operate in cash – when all of them start going digital – Aadhar to Aadhar.

There’s a lot of difference between commercial office space, serviced offices and coworking spaces, when it comes to marketing them and filling up your empty seats. Office space depends hugely on the location and the rate per square feet in that area.

Apart from the location, the success of serviced offices also depends on the facilities, features and community. But coworking spaces are a different breed, since there’s no commitment required.

You’d think that it would be harder to keep cowork desks occupied, but that’s not so. We market both serviced offices and coworking space in Bangalore, at different locations across the city.

The occupancy in the coworking space was a bit low to start with, but has steadily risen to around 30% of regular customers and the rest in walk-ins and daily online bookings.

The serviced offices, on the other hand, are much harder to fill. There’s a lot of inventory at a couple of locations that are out of the way, and marketing it is proving to be a much harder nut to crack. So let’s look at that part – why is coworking easier to market than serviced offices or commercial office space?

Factors in favor of cowork marketing 

1. Affordability

Many of the startups that were previously located in the building are now taking up coworking space in addition to their existing offices to support expansion and growth. Without the cowork space, they probably would not have taken up another office cubicle, or even moved to a bigger one.

2. It’s trendy

3. No geographic limitations

It’s a big decision at that time to relocate, since it involves costs and potential for business disruption. But there are no such challenges if you’re a coworking startup. Your office is where you are – it could be another area at the other end of your own city, or it could be any other city in the world.

4. Community

It’s not about six degrees of separation, but the fact that the coworking community is so vast and so well connected that you can easily get a referral to a coworking space from someone you know.

In fact, there are service providers and coworking search portals that allow you to get a membership that gives you access to workspace at coworking spaces across the world.

Commercial office cubicles just can’t compete with this kind of freedom and flexibility. That’s why the future of office space is tilting fast towards coworking. You will still have large companies with their own executive suites and cubicles for staffers, but that’s going to be less in vogue as time goes by.
